    Compare the OLD Plan (Above) with What we Know about the Upcoming "New" Plan: 
    Smoke and Mirrors

    Regency Meeting on Jan. 31st @ 7:30 p.m.

    Westland Middle School, 5511 Massachusetts Avenue


    Regency's original Sketch Plan has been withdrawn due to pressure from the SaveWestbard lawsuit and from Macedonia Baptist Church's efforts to protect the cemetery.  Regency has been forced to re-think its development plan - but we must prepare for "smoke and mirrors" at the upcoming Regency Meeting.

    SAMPLE QUESTIONS for the Jan 31st Regency Meeting:


    1. Why is Regency pursuing a Site Plan without a valid Sketch Plan in place?  
     

    2. Does Regency intend to pursue “standard method” development (reduced square footage, fewer community amenities, fewer approvals)?

    3. What is Regency's estimated “break ground” date under this new plan?  How many years will the entire project take?

    4. What are Regency’s contingency plans if the lawsuit ultimately voids the zoning offered in the 2016 Westbard Sector Plan?

    5. Did Regency sell, or does Regency plan to sell, any portion of the overall development parcels directly to EYA?

    6. Does Regency anticipate any further involvement in the HOC property – for example, will Regency continue to assist HOC in obtaining necessary approvals for additional residential development or continue its development partnership with HOC?

    7. How will Regency meet its Affordable Housing promises to the community and the county?

    8. What retail and/or restaurants has Regency proposed for the down-sized development?  

    9. How will Regency fix our infrastructure, traffic and school problems as responsible members of our Westbard community?

    10. What are Regency's plans for parking – surface parking, structured above-ground parking, or an underground garage?

    11. Has a credible environmental study and a credible greenhouse gas emissions study been conducted yet?

    12. A large civic green space and a neighborhood park have been requested by residents – will Regency commit to providing in excess of the combined 2/3 acres (1/3 acre for each) outlined in the abandoned Sketch Plan?

    13. What provisions have been made for the promised Willett Greenway Park and the memorialization of the cemetery?  Has Regency and/or HOC provided for a public dedication, donation or gift of land for the park and cemetery?
